Factory Rennovation Yields High-End Condos

The old Kaiser factory in Portsmouth is reborn as a luxury condo tower

The former Kaiser Aluminum factory tower was abandoned in 1987 and has stood as an eyesore on the Narragansett for years. Through the vision of English environmentalist, sportsman and entrepreneur Peter de Savary and his partner J. Brian O’Neill, one of the nation’s leading real estate visionaries, The Tower is now being transformed into an ageless icon of New England living.

The 17-floor tower will be clad in limestone pre-cast and native Rhode Island fieldstone, covering the original concrete and steel structure once used for manufacturing. The tower’s unique construction style and strength enabled the new architectural team to create wide-open floor plans and 10-foot ceiling-to-floor windows.

The condos have vistas of both Narragansett Bay and the pastoral, natural landscape and hand-built stone walls of Carnegie Abbey Club. "'Jaw-dropping'-that's how buyers are describing the Tower's views of the Narragansett," says Stephen Corridan, Partner, O'Neill Properties Group, New England Region.

Corridan is overseeing the sale of the 65 condos in the Tower and the 21 Nantucket-style cottages.

The Tower is located on the grounds of the acclaimed Carnegie Abbey Club, a world-renowned private sporting club offering one of the finest Scottish links-inspired golf courses in the United States, yachting on the Narragansett, a European spa, and equestrian facilities that include four miles of upland and coastal trails.

O’Neill assembled an internationally renowned team of architects and designers to create the 15-acre community, including Newport Collaborative Architects, Inc., Burt Hill Kosar Rittelmann Associates, LandWorks, Inc. and Ralph Lauren Home.

Luxury is the watchword of the development.

Interiors decorated by Ralph Lauren Home are accented by 10-foot ceilings and Brazilian cherry hardwood floorings. Private balconies with glass railings and loggia with expansive decks provide spectacular views of the Newport Bridge to the South and the Mount Hope Bridge to the North.

Kitchens feature Wolf® ovens and cook tops, Sub-Zero® refrigerators and wine coolers, and Miele® espresso and cappuccino makers. The bathroms feature Waterworks® airtubs and fixtures, surrounded by Italian limestone.
